Shane A. White is the principal appraiser of Gulf Stream Residential Appraisal and a Florida Certified Residential Appraiser serving Southwest Florida.

Shane grew up in Naples and began his valuation career in Southwest Florida before relocating to the Portland, Oregon metro area in 2014. After nearly ten years on the West Coast, he returned to Southwest Florida and founded Gulf Stream Residential Appraisal.

His work includes estate and trust appraisals, divorce assignments, FEMA 50% Rule valuation, appraisal review, pre-listing and pre-purchase assignments, lending work, high-value residential properties, waterfront properties, acreage, condominium assignments, and other complex residential valuation matters.

That may include a physical observation of the property, review of public records, MLS research, market trend analysis, paired sales, statistical review, zoning or flood-related considerations, and clear reporting that explains the reasoning behind the value conclusion.

This approach is especially important for complex homes, waterfront properties, legal assignments, retrospective effective dates, FEMA-related valuation, appraisal review, and situations where the report may be reviewed by attorneys, lenders, accountants, courts, or government agencies.
